The housing association is seeking contractors for a £1.4bn programme covering planned investment, remediation and major projects across its housing stock.
Its programme will be divided into five regional lots covering the Midlands, East of England and South East under contracts due to start in April 2028.
Orbit plans to spend £1.4bn over the 15-year framework duration to 2043.
The work will include planned replacement of kitchens, bathrooms, windows, doors and compliance equipment, alongside decarbonisation-led upgrades, fire safety and structural remediation, and larger design and build major projects.

Orbit will use a competitive flexible procedure, initially shortlisting the seven highest-scoring bidders for each lot before progressing through initial tenders, dialogue and negotiation meetings, final tenders and presentations.
Quality will account for 60% of the evaluation score, with price weighted at 40%.
Suppliers may bid for multiple regions but will normally be restricted to winning a single lot, although Orbit has reserved the right to relax this rule in limited circumstances where competition is weak or a bidder achieves a significantly higher score than rivals.
